How the Firm Works
A small number of guiding commitments shape how each matter is conducted.
Written Scope Before Engagement
Every substantive matter is scoped and fee-quoted in writing before work commences. There are no surprises as the matter develops.
Partner-Level Attention
Each engagement is attended to by a partner, not passed to a junior who has not met the client or read the file.
Local Sarawak Knowledge
The firm has practised in Kuching for over fifteen years. Sarawak's land law and state-authority procedures are familiar territory.
Standard Fees on Scale
Conveyancing fees follow the Solicitors' Remuneration Order. Clients receive a fee estimate in the first communication and pay nothing unconfirmed.
Regular Progress Notes
Clients receive written updates at each material stage of their matter, without needing to request them.
Professional Indemnity Cover
The firm carries professional indemnity insurance as required by the Bar Council and maintains current practising certificates.
Considering a Property Transaction or Wishing to Put a Will in Order?
An initial consultation with a partner — MYR 480 for approximately ninety minutes — is the most direct way to understand what your matter involves and what it will cost to address properly.
Questions Clients Commonly Bring
A selection of questions the firm encounters regularly. Specific queries are best addressed in a consultation.
How long does a property conveyance typically take in Sarawak?
A straightforward residential conveyance where the property has a registered title and no complications generally completes within two to three months. Matters involving state consent, leasehold land, or multiple charges may take longer. The firm will advise on the expected timeline at the outset.
What is the difference between a will and a trust, and does the firm handle both?
A will takes effect upon death and passes through probate before the estate is distributed. A trust can operate during a person's lifetime and holds assets for named beneficiaries outside the probate process. The firm prepares substantive wills and advises on the appropriate structure for the client's circumstances. Trust drafting is discussed as part of the will consultation.
Are there additional charges beyond the stated fee?
Disbursements — stamp duty, land search fees, court filing fees, and similar — are charged at cost, separate from the professional fee. The firm sets these out in the written engagement letter so the client has a complete picture before committing to proceed.
Can the initial consultation be held by telephone or video call?
The firm's preference is to conduct the first conference at the office in Jalan Padungan. This allows the partner to review original documents if the client brings them. Remote consultations can be accommodated in specific circumstances — please contact the firm to discuss.
What should I bring to an initial consultation?
A copy of the relevant documents — the sale and purchase agreement or letter of offer if a property transaction, or a note of assets and intended beneficiaries for a will consultation — is helpful. Clients are asked to send these to the firm in advance so the partner may review them before the conference. The firm will confirm what to bring when the appointment is arranged.
Does the firm act for both the buyer and seller in the same transaction?
Not as a general practice. Acting for both parties in the same property transaction gives rise to a conflict of interest in most circumstances, and the firm declines such instructions. Each party's interests are properly served by independent representation.
